What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, a certified appraiser measures your home with a measuring tool — generally a tape or laser measuring device. As they move around the home, they observe the layout of the rooms and other features, like closets, patios, and pantries. They might sketch the property. Then, the appraiser develops a report and a more detailed sketch showing the total living area and the overall layout of the house. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services necessary?

Disputing real estate taxes

Property tax records often reflect the wrong square footage because the values can come from various sources, and sometimes go unverified — meaning you may be paying for more space than you own! Unless an appraiser has completed a recent valuation or measurement service on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a home or property

A measuring service will ensure that you're paid a fair price for your house. Square footage is one of the most important elements potential buyers examine when purchasing a home — but since these values are often approximated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of your property as well as the number of potential buyers. The only dependable method of using a definitive GLA when listing your home is to reference a previous appraisal or measurement service performed by a certified appraiser (after any remodeling that may have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that properly reflects true market value, we advise requesting a measurement of the property. Clients, and potential buyers, will appreciate your thoroughness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for enticing potential buyers since they can see the layout and details of the home before and after a tour.
